A ripple for every moment

Frigid sky scattered here and there. Shadows watch mountains who are not easily scared. Snowflakes fall as time stands still, while sun's warmth trembles under the treacherous chill. Depths run thin as the ice grows, and blue meets white in the blue shallow. Everything covered perfectly in a blanket, one that is cold and doesn't need to fake it.

The Inspection Reaction

The 2 months during the "closing period" for the house was probably the most stressful of the whole process. You think after the craziness of the offer process, the rest would be smooth sailing.

However, when it rains it pours. Everything went so well with the inspection until the very end. The inspector popped open the access panel to the attic and found mold, alot of mold. Enough for him to recommend a private contractor come out and assess the problem.

I let my realtor communicate the concerning findings to the sellers. A deal was negotiated, they agreed to fix the mold issue. They also agreed to fix the electrical problems and paid for a 1 year home warranty (as we could not test the air conditioner or sprinkler system due to it being a Minnesota winter).

This all sounds like a simple, pain-free process. In fact it was simple, but the waiting was treacherous. I had to wait until the last week of closing only to find out NOTHING had been addressed in the house.

Friday March 26th (my closing date) impatiently approached while my worries flourished. I was in a silent panic these days.

I put together another flow chart, diagramming all the steps to produce the most important part of the closing period - a succesful negotation. The yellow diamond encompasses the people where a slew of numbers bounced back and forth for several weeks before a final negotion was made...
